Does an EV charger raise home value?

Short answer: Zillow Research found that listings mentioning an EV charging station sold 9.5 days faster than expected (3.1M sales, 2020–21; Zillow). Zillow reported no price premium for EV chargers, and no study we found shows one for a home charger. A separate peer-reviewed study is about public chargers, not home chargers: California homes 0.4–0.5 km from new public charging stations sold up to 5.8% higher.

What we left out

Blog posts that quote dollar premiums such as "$9,000–$12,000" without a named, checkable study. If a figure can't be traced to a dataset or paper, we treat it as data pending.

The cost side

A Level 2 install costs $749–$2,500 nationally (Qmerit – How much does Level 2 EV charger installation cost? (national, accessed 2026-10-25), accessed 2026-10-25). Since no measured price premium exists, the case for installing rests on charging convenience and faster sale, not resale ROI. Selling soon? Use the EV-ready home sheet to document what's installed.
